Saco dos Limões occupies the strip between Baía Sul and the entrance of the mainland Via Expressa. The hydroviario landfill, completed in the 2000s, created a wide waterfront with bike path and revitalised the local retail axis. Mainland UFSC sits across the express route and sustains firm rental demand. The neighborhood preserves historic homes near the parish church and contemporary buildings up to eight storeys facing the bay. Direct downtown access via the bridge runs around five minutes outside peak hours.
